Building and Fabric Fund Appeal

 

Dear Friends

We regularly hear people comment that St Nicholas’ Church and Churchyard is well cared-for, and this is due in no small measure to all of you who volunteer to keep it so. 

We also thank you most warmly for your generosity of time and money to sustain our buildings and our mission.  We have been extremely grateful to all those of you who have maintained, or increased, your regular giving and donations in recent years.  We are grateful, too, to those who have left us a legacy in their will.  You will recall that we were able to upgrade the church lighting from a generous legacy. 

We have needed just now to replace the church heating boiler, and the PCC will also deploy some legacy funds for this.

Why are we launching an appeal?

We appreciate that there is never a good time to write about an appeal for funds, and especially in these challenging times.  So this is the situation …

Every five years an inspection has to be carried out on every Church of England church building – a ‘Quinquennial Inspection’.  St Nicholas’ Church building was inspected in 2024 and a schedule of remedial works was drawn up, principally involving repairs to the church roof, bell tower, church bells, masonry, guttering and drainage.  It is estimated that this will cost at least £10,000 but, of course, there are always ongoing maintenance costs for our Church, Hall, Churchyard and Garden of Rest.

The Parochial Church Council (PCC) is launching this appeal to establish a long-term Restricted Fund to help pay for the maintenance of, or undertake new work or improvements on, the Church and Hall Building and Fabric, the Churchyard and Garden of Rest.  If, in due course, there is any surplus on this fund, it will be used for the PCC’s general purposes.

 

Can we not use some of our reserves?

Like every household, the PCC needs to have sufficient funds to cover day-to-day expenses and to ensure that our Church, Hall and surrounding land offer a welcoming space for

  • our regular worshippers
  • those who wish to celebrate or mark significant ‘life events’ (such as baptisms, weddings and funerals)
  • times we wish to mark special festivals and occasions
  • community activities

 

Each year we need to send a significant portion of our voluntary receipts to York Diocese to support clergy and other costs (this is our ‘Freewill Offer’).  The Charity Commission also requires PCCs to have a ‘reserves policy’ – a contingency fund should the church’s finances become difficult.  The sum the PCC has agreed would cover six months of normal expenses (around £26,000).  This is why PCC feels it needs to launch an appeal to establish a long-term Fabric Fund.   

Our aim is to raise an initial sum of £10,000.

Building & Fabric Fund Appeal

The following remedial works need to be undertaken on the Church.

This includes a significant contingency sum for scaffolding to access the bell tower and to undertake any repairs to the tower and the bells.

 

Roof Repairs

  • Replacement of damaged and slipped slates on the roof of the nave, the chancel and the vestry, plus associated repairs to the guttering.
  • Replacement of damaged and slipped slates on the church porch.
  • Replacement of damaged and slipped slates on the south side of the hall

 

Bell Tower and Church Bells

  • Attention to the bellcote wall and stone
  • Checking condition of the weathervane, bell tower and bell supports
  • Repairs, if necessary to the church bells

 

Masonry

 

  • Attention to stone decay at the south-west corner of church due to damp – possibly due to rain overshoot from lead valley and water retention along the ramp.
  • Repairs to stonework on the north elevation of the church porch
  • Repointing of coping stones

 

Guttering and drainage

  • Associated guttering and drainage work from the above items

 

Churchyard

  • Repoint cracks in sandstone gateposts with lime mortar

 

Church Interior

  • Inspection of roof apex
  • Two areas of damp in the church walls.
